Usually this is paid in advance either once or twice a year, but this depends on what your home\u2019s lease or transfer document says.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">How is my service charge calculated?&nbsp;<\/h2>\n\n\n\n<p>While every development we look after is different, our approach is always the same. First, we identify all the jobs we think will need to be carried out during the year to ensure we\u2019re able to keep your development safe and well maintained.&nbsp;&nbsp;<\/p>\n\n\n\n<p>We\u2019ll then calculate what the cost of completing all this work will be, before finally converting it into a service charge amount. This figure is then shared with you in your annual cost estimate.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What does my service charge pay for?&nbsp;<\/h2>\n\n\n\n<p>Your service charge allows us to keep your communal windows clean, lawns tidy and all the plants and flowers cared for.&nbsp;&nbsp;<\/p>\n\n\n\n<p>It\u2019s also used for all the lighting, heating and cleaning of your development\u2019s communal areas both indoors and out. And that\u2019s just for starters.&nbsp;<\/p>\n\n\n\n<p>We also maintain the mechanical equipment that keeps your development running smoothly including lift maintenance, water pumps, security gates, communal heating boilers and fire equipment.&nbsp;<\/p>\n\n\n\n<p>Plus we organise health, safety and fire risk assessments to make sure your building is safe and sound.&nbsp;&nbsp;<\/p>\n\n\n\n<p>Finally, your service charge covers general maintenance and repairs, the insurance cover for your building if you\u2019re a leaseholder, and the salary cost of any on-site staff.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What is the reserve fund for?&nbsp;<\/h2>\n\n\n\n<p>Occasionally, some longer-term maintenance or bigger projects may need to happen.&nbsp;&nbsp;<\/p>\n\n\n\n<p>This could be anything from replacing worn carpets, redecorating the outside of your building or replacing a lift.&nbsp;&nbsp;<\/p>\n\n\n\n<p>To make sure this can be budgeted for, we have a reserve fund in place.&nbsp;&nbsp;<\/p>\n\n\n\n<p>This fund is created from the additional contributions we ask for as part of your service charge.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What happens if more or less upkeep is required?&nbsp;<\/h2>\n\n\n\n<p>Sometimes, something unexpected happens that wasn\u2019t planned for in the cost estimate, like a tree needs cutting down or there\u2019s a leak in the roof that needs repairing.&nbsp;&nbsp;<\/p>\n\n\n\n<p>If we\u2019ve spent less than planned, we give what\u2019s left over back to you. If the costs were more than budgeted, then you might have to pay a bit extra at the end of the service year.<\/p>\n\n\n\n<p>We\u2019ll always be transparent about what\u2019s been spent throughout the year, and will send you an itemised set of accounts for the annual spend at your development so you can see exactly what\u2019s been done and how much it all cost.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Does my service charge cover your management fees?&nbsp;<\/h2>\n\n\n\n<p>When you pay your service charge, a small portion of the money goes towards our management fee. This covers the cost of us carrying out site inspections, arranging maintenance and repair work, as well as negotiating competitive rates with suppliers.<\/p>\n\n\n\n<p>We also take care of a wide range of regulatory and compliance activities to make sure the communal areas you share with your neighbours are safe.<\/p>\n\n\n\n<p>And last, but certainly not least, it covers the cost of the customer service and other support teams helping behind the scenes to support you and your neighbours on a daily basis.<\/p>\n\n\n\n<p><a href=\"https:\/\/www.firstport.co.uk\/help-support\/what-external-factors-affect-my-service-charge\/\" data-type=\"help-support\" data-id=\"874\">Click here<\/a> for more information about the external factors that affect your service charge.&nbsp;&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Where does all the money sit?&nbsp;<\/h2>\n\n\n\n<p>When you and your neighbours pay your service charges, the money goes into your development\u2019s very own interest-bearing bank account, which we set up and manage for you.&nbsp;&nbsp;<\/p>\n\n\n\n<p>The money you pay into this account \u2013 and the interest it earns \u2013 can only be spent on your development.&nbsp;<\/p>\n\n\n\n<p class=\"is-style-intro\">We\u2019re always looking for ways to make things better for you.
